MINT Property presents an offer for the sale of an operational, active and profitable petrol station, operating as part of the MOL network, located on the D73 Warsaw-Kielce-Tarnów national road, approximately 5 kilometres beyond Busko-Zdrój in the direction of Tarnów (transit to Romania and Bulgaria).

The sale of the property includes an organised part of the enterprise (i.e. the complete technical and organisational facilities of the station). The area of the property on which the petrol station is located is approximately 1.200 ha, however, the total area of the property for sale is 3.4995 ha.

The petrol station was built in August 2005. Basic equipment of the facility:
(1) two double-walled tanks 15m³+35m³ and 20m³+30m³;
(2) two above-ground LPG tanks;
(3) full sealing of fuel drainage and dispensing;
(4) sealed surface of the fuel distribution and drainage area and parking lots protected against oil penetration;
(5) industrial sewage system ending with a petroleum separator; (6) commercial pavilion with an area of 243m2, which houses a shop, bar and toilets (ladies/disabled and separate men's + shower);
(7) four islands with MMPetro dispensers (two 6-hose dispensers, one 2-hose LPG dispenser and one 2-hose TIR dispenser, 80 l/min);
(8) AdBlue dispenser;
(9) KARCHER touchless car wash - 2 stations;
(10) communication roads at the station - 2,879 m²;
(11) truck parking lot - 532 m² with 7 spaces;
(12) coach parking lot - 126 m² with 2 spaces;
(13) car park – 262 m² – 24 spaces;
(14) car park for disabled persons – 36 m²;
(15) tyre inflation and car vacuum cleaning station – 30 m²;
(16) sealed fuel and LPG distribution area with dispenser islands – 302 m²;
(17) utility area behind the station pavilions – 89 m2.

The station also has right and left turns at the entrance and exit, which allows it to handle traffic from both directions. It is designed to handle local traffic as well as transit freight and passenger traffic.

In April 2023, the fuel sales licence was extended until the end of 2040. In July 2019, a 50kW photovoltaic installation was built. The station currently operates under the MOL brand, with the agreement expiring on 31 July 2029 (with the possibility of automatic renewal).

The station is profitable and provides a high ROI on investment. Detailed financial results and franchise terms will be presented to interested customers after submitting a written letter of intent and signing a non-disclosure agreement (NDA).

Location

The petrol station is located on the D73 national road, which connects Warsaw, Kielce and Tarnów, and is an important transport artery in south-eastern Poland. On this section, the DK73 is a GP class road (main road for fast traffic). It is part of the transit route leading south to Europe, towards Romania and Bulgaria.

Price

The seller has not specified any preconditions, however, the property is subject to a right of first refusal by the MOL network (monthly term, both the property and the organised part of the enterprise).

Offer price: 3.950.000 PLN net + VAT (according to the type of sale). The sale of real estate is subject to VAT at a rate of 23%. The sale of an Organised Part of the Enterprise (Polish: zorganizowana część przedsiębiorstwa) is not subject to VAT, in accordance with Article 6(1) of the VAT Act, but is subject to civil law transaction tax (PCC).
